Seller onlyYour supplied fee schedule is prefilled. No seller settlement fee or title insurance is included. Government charges are separate below.
One set of service fees per worksheet. Confirm waivers or additional work with Title Smart. Release count below does not change these service fees.
Transfer taxes & recording
Calculated estimateCalculated from sale price, jurisdiction and the transaction's allocation. These are separate from the annual property taxes imported from Repliers.
Confirm eligibility and required affidavits. Under Maryland statutory rules, first-time status concerns previous Maryland principal-residence ownership; do not infer it from the property record. Unknown selections use ordinary, non-owner-occupied figures provisionally and keep the worksheet incomplete. Special local programs require a reviewed quote.
One ordinary release is initially assumed. Change to 0 if none is required. The $50 per-release estimate is a government charge, separate from Title Smart's $35 Release Tracking fee. Buyer deed and new-loan recording are excluded.

Additional seller expenses
Only include amounts paid or withheld at closing. Do not repeat expenses already included in payoffs, concessions, prorations or other closing costs. Use a reviewed quote for required tax withholding. Zero defaults are assumptions; review each applicable item.
Positive adjustments add costs. Negative adjustments reduce costs. First-time buyer and owner-occupancy rules must be reflected in the quoted tax shares.
