Choose the right record system
Maryland Land Records provides access to recorded documents through the Maryland State Archives and court system. PLATS.NET provides recorded survey and subdivision plats. SDAT is useful for identifying the property and locating reference information, but it is not a substitute for the recorded documents.
Get ready to search
- Confirm the property’s county or Baltimore City jurisdiction.
- Gather the current owner name and any book/page or other recording reference shown on the property record.
- Follow the Land Records account-registration and search instructions. Access may require an account.
- Use the corresponding plat system when a recorded subdivision or survey reference is relevant.
Read the whole document
A search result or first page may not show every exhibit, legal description, restriction or release. Check that the document relates to the correct parcel and review all relevant pages. Older records and indexing conventions may require assistance from the clerk or Archives.
When a title review is needed
Finding a deed does not establish that a property has clear title. Liens, easements, ground rent, ownership issues and other interests can require additional searches and professional review. Ask your settlement team or attorney to address transaction-specific questions.
Use the source agency’s current instructions for your property and circumstances. This guide is general information, not an eligibility decision or legal or tax advice.
