Maryland ground rent: where to start

Find the state registry and redemption information before making assumptions about a property’s ownership interests.

Why ground rent matters

Some Maryland properties involve a ground lease with obligations separate from ownership of the improvements. Whether a particular property is affected depends on its recorded documents and applicable law. A listing description or a familiar street address is not enough to resolve the question.

Gather the record trail

  1. Identify the correct property and jurisdiction using SDAT.
  2. Use the state ground-rent resources and registry instructions to research the account.
  3. Locate the relevant recorded deed or lease information.
  4. Provide the records and any ground-rent bill or correspondence to your settlement team.

Considering redemption?

SDAT publishes redemption resources and an application checklist. Read the current requirements and required supporting documents before using a form. An application checklist is not a determination that your ground rent is eligible for redemption or that a particular amount is due.

Resolve uncertainty before closing

Do not ignore an unclear ground-rent obligation or rely on an informal online estimate. Ask the responsible agency and your attorney or settlement team to clarify the record, payments and any action needed for the transaction.

Use the source agency’s current instructions for your property and circumstances. This guide is general information, not an eligibility decision or legal or tax advice.
