Start with the program, then confirm the fit
The Maryland Mortgage Program and local housing agencies publish homebuyer resources. Assistance can have income, purchase-price, occupancy, education, lender and financing requirements. Some assistance is a loan with repayment terms. The word “assistance” does not mean that funds are an unconditional grant.
Before relying on a program
- Confirm that the program serves the property’s jurisdiction.
- Ask whether funds and new reservations are currently available.
- Review the participating-lender and counseling requirements before committing to a timeline.
- Ask the lender to explain repayment, resale, refinance and combination-of-assistance rules.
Funding notices to know
Harford’s Settlement Expense Loan Program reported no available funding when researched on October 15, 2026. New reservations for the specific Montgomery Homeownership Program closed September 1, 2026. These notices do not establish the status of every other Harford or Montgomery program.
Keep everyone aligned
Share your intended assistance program with your lender, agent and settlement team early. The administrator determines eligibility and the lender confirms financing. Do not treat a directory listing or preliminary estimate as an award of funds.
Use the source agency’s current instructions for your property and circumstances. This guide is general information, not an eligibility decision or legal or tax advice.
