Title Insurance Explained: Search, Coverage & Closing

Title work and title insurance serve related purposes. Here is a three-step view of the process, followed by the questions worth discussing before you close.

01 · Search the ownership record

Title review examines recorded ownership and interests affecting the property. The settlement team works through requirements relevant to the transaction. A title search is not a physical inspection of the home and does not replace one.

02 · Compare the coverage

A lender’s title policy protects the lender’s interest. An owner’s policy provides separate protection for the owner, subject to its terms, exclusions, exceptions and limits. Do not assume that paying for lender coverage also purchases owner coverage.

03 · Review the closing details

Ask for an itemized estimate and a comparison of the owner-policy options available for your property. Title Smart works with First American Title Insurance Company as its title insurance underwriter. Request the actual policy terms and discuss questions with the team before selecting coverage.

Bring these questions to Title Smart

What does each available policy cover? What exceptions apply to this property? Are endorsements or eligible discounts available? What is the title insurance premium, and which settlement-service charges are separate? Keep your policy with your closing records.
