What Happens at a Maryland Seller Closing?

A seller’s closing brings together the signed agreement, title work, payoff information and settlement figures. Early preparation helps your team resolve questions before signing day.

Before settlement: gather the details

Ask Title Smart what is needed for your file. Be prepared to identify mortgages or other obligations, association contacts and authorized signers. Tell the team early about trusts, estates, powers of attorney or a remote signing request so the requirements can be reviewed.

Review your expected proceeds

A net sheet is a planning tool. The final amount depends on verified payoffs, contract allocations, taxes, prorations, credits and settlement charges. Ask the team to explain differences between your estimate and the closing statement before signing.

Coordinate the handoff

Confirm your signing arrangements, identification requirements and how to deliver any requested documents through the team’s approved process. Give your agent and settlement team signed changes to the agreement, rather than relying on a verbal summary.

At and after closing

Review the documents and ask questions before signing. Confirm the process and expected timing for disbursement and recording with the settlement team; signing alone is not a promise of immediately available proceeds. Verify any funds instructions by calling a trusted number.
